Building Warrant Application  costs are  based on a sliding scale depending on the construction costs of extension: see ready reconer below (eg 25msq  extension = 25 x £1400 = £35,000 ______________________________________

An additional Advertising Fee (may be necessary where neighbouring land is vacant).

Statutory costs payable to Local Authority.

 

If Planning Consent is required then you will have to pay the Local Authority (the Council) a Planning fee, and a Building warrant application fee.

 

 

 

 

 

Architect's fee. payable on completion of drawings:

Planning Drawings and Application only

All inclusive (excluding on-site Inspections):

Drawings and Planning Application); Building Warrant Drawings, minor structural calculations, Heat loss calculations,  and Application Form (for a single storey extension  up to 40 msq of additional space)

Structural Engineer SER certificate / Calculations ( where required by Local authority)

Civil Engineer: soil reports etc. (as may be required by Local Authority

For purpose of estimating Building Warrant Application costs Local authorities will accepts Construction costs of around £1,400 per square metre of extension. These are based on main contract costs  published by the Royal Institute of Chartered Surveyors (R.I.C.S.) Such costs do not take into account any discounts which a builder might offer.

Though rare for a single storey extension additional consultants costs, may include:

PLEASE NOTE: "Permitted Development" means that in certain cases  a formal planning Application is not required. If a single storey extension meets all the criteria for permitted development then the Local Authority may ask that an application for a Certificate of Lawfulness be made. This is usually 50% of the cost of a full palnning aplication(i.e £101)

 

As the same number of drawings require to be carried out: the Architet's fee is unaltered whether Planning is required or not.

 

Where a client wishes only to apply for Planning Permission,  (for instance to increase the value of a property) then the costs for a survey and drawings are as given above = £300
